Crofton MD Real Estate – Market Statistics for November, 2011

The Crofton, MD real estate market had a pretty good November 2011, compared to last year, and last month. Two of the most important sales statistics, Sold Dollar Volume and Closed sales, increased nicely. The median sold price has dipped since last year, but this is affected greatly by the types of housing sold in any given month. Considering that Crofton, MD has homes in the $100K price range, and all the way up to $700K, a few extra sales in the lower price ranges affect the median and average sold prices.
Days on the market compared to October 2011 showed a pretty large increase of 41%…not particularly good news for sellers. The average for November is close to four months now.
Moving forward, this is a pretty interesting chart. In November, 2011 the pending contracts outpaced new listings. Pending contracts is an early indicator of future performance. The more pending contracts, the more sales in the coming months. With pending contracts up, and new listings down, this is an indication that the Crofton, MD inventory will shrink. Good news for current sellers, and a great motivator for buyers to get off the fence.

Buyers shouldn’t wait too long though since the number of listings has now dropped below 100, for the first time in a while. Despite that, there are still quite a number of opportunities for buyers to grab a deal on a Crofton home, while interest rates are still low.

OK, I was just listening to the weather on TV and they’re forecasting the possibility of snow this weekend. Thankfully, they’re talking about no accumulations, and more than likely mixed with rain as well. I don’t know about you, but this is way too early to be talking about snow.

Crofton Night Out Against Crime

Anne Arundel County is sponsoring a “Night Out Against Crime” as part of the National event, in Crofton, MD. The event is open to everyone and will be held on August 2, 2011, from 5 – 8 PM at the Crofton Library Parking Lot. The Crofton Library is located at 1681 Reidel Road, Crofton, MD.
The event is designed to:
  • heighten crime drug prevention awareness,
  • generate support for, and participation in, local crime prevention programs,
  • strengthen community spirit and police community partnerships.

The Crofton Night Out Against Crime will have:

  • police and fire vehicles,
  • police K-9 demonstrations.
  • music,
  • children’s activities,
  • refreshments,
  • skateboarding demo.

Crofton MD, Proposed Non-Hazardous Rubble Landfill Public Hearing

The Maryland Department of Environment has issued a Notice of Tentative Determination, Informational Meeting and Public Hearing, regarding a rubble landfill to be located in Crofton, MD.
MDE has made a tentative determination to approve a Refuse Disposal Permit Application for the construction and operation of the proposed Tolson & Associates Rubble Landfill. This non-hazardous solid waste facility would be located at the end of Capitol Raceway Road, Crofton, MD.
An informational hearing and Public Hearing will be held on August 18, 2011 at 6:00 PM, in the Crofton Elementary School. The school is located at 1405 Duke of Kent Drive, Crofton, MD. The public will have the opportunity to formally comment at the Public Hearing portion of the meeting.
The last Public Information hearing regarding this application was held in 2004.

Hello blistering heat

July and August like weather has hit Crofton, MD…and it’s only the first week of June. Today it’s already 95 and tomorrow is scheduled to be even hotter.

Air conditioners are buzzing, and plants are drooping.

If you have to be out in this weather, please be sure to take precautions. Keep hydrated, and make sure exercise is kept to a minimum. I know how inviting it is to exercise on Crofton Parkway because I live there. Today, however, it might be more prudent to wait until the sun goes down.

Fish…and win prizes in Maryland waters

If you like fishing, and you like money, this could be the summer to make both of your dreams come true. For the seventh year in a row, Maryland has launched their annual fishing challenge.

Quietly, over the weekend, the Maryland Department of Natural Resources caught and tagged 200 rockfish, in Maryland fishing waters. There will be additional tagged rockfish release in July and August, as the contest continues.

The tagged fish include one “Diamond Jim,” and 199 impostors. If you catch June’s Diamond Jim, that fish is worth $10,000. The impostors are worth $500 each. June’s Diamond Jim magically turns into an impostor if he’s not caught by the end of the month, giving way to a new July’s Diamond Jim.

Don’t remove the Chartreuse tag if you catch Diamond Jim, or one of his impostors. Just call the number on the tag and a Maryland State employee will verify your win…and the amount.
