Poncho n Pepe’s restaurant opening in Crofton

For those of you who have wondered for quite some time what was going to replace Jasper’s at the corner of Rt. 3 N and Rt. 450. That wait is over and Crofton, MD will see the opening of a new Mexican restaurant tomorrow.

Poncho n Pepe’s was the name selected in a local contest by the new owners of the restaurant and Tequila Bar.

I’m looking at the menu and it looks like my first visit is going to have to include the Stuffed Jalapeno Pepper appetizer, the Black Bean soup and a Burrito Gordo. Actually, there isn’t anything on the menu that I would pass up.

Welcome Poncho and Pepe, I hope you have a long and successful visit here in Crofton, MD.

Can you face criminal charges for cutting down a tree in the Chesapeake Bay Critical Area Zone?

chop_down_tree_300_clrYou can if you live on the water, or within 1000 feet of tidal water in Maryland, you had better be aware of restrictions imposed within this Cheasapeake Bay Critical Area. For instance, if you cut that tree down on your property to get a better view of the water, you could face both civil and criminal charges. Yes, that wasn’t a typo…criminal charges.

A homeowner was recently sued by the State for cutting down trees on his waterfront property to get a better view. He was sued simultaneously in both Civil and Criminal Courts.

His fine in Civil Court exceeded $10,000, and he got lucky in Criminal Court with a Probation before Judgement. He is also required to get permits for the work he already did, as well as plant trees and shrubs to replace the missing ones. Along with his legal expenses, this was a very expensive lesson.

Recent State laws now allow for prosecution of offenders in both Civil and Criminal Courts. Anne Arundel County is being particularly aggressive with this stance.

Maryland waterfront homeowners, and any homeowner in the Critical Bay zone, should take heed that any activity involving trees, shrubs and underbrush should be reviewed with the County beforehand.

According to the County website, “Except for routine grass cutting and maintenance of existing garden and landscaped areas, removal of any existing natural vegetation within the Critical Area buffer or protected forests or woodland is subject to prior approval through the Code Compliance Division. Call (410) 222-7441 for information on obtaining a standard Buffer Management Plan or Forest Management Plan.”

Plan to err on the side of caution before making any landscaping changes to your waterfront property…call the County first to see if the work you’re planning on doing is legal.

Trash pickup schedule for Anne Arundel County residents to change in June, 2012

Anne Arundel County SealThe era of two times a week trash collection is coming to an end in Anne Arundel County, MD. Beginning in June, 2012, trash pick-up will be reduced to one day a week. The day where trash and recycling will remain, and the day where trash only was picked up, will be eliminated.

Besides the savings, which is anticipated to be returned to taxpayers, the County also anticipates that recycling will also increase. It seems that many recycled items are thrown in the regular trash, on the trash only day. The County Executive expects that the current recycling rate of 40% will increase with the changes being made in the pick-up cycle.

The slight decrease in convenience for some County residents should be more than offset by the increase in efficiency and recycling.

Crofton MD Real Estate – Market Statistics for November, 2011

The Crofton, MD real estate market had a pretty good November 2011, compared to last year, and last month. Two of the most important sales statistics, Sold Dollar Volume and Closed sales, increased nicely. The median sold price has dipped since last year, but this is affected greatly by the types of housing sold in any given month. Considering that Crofton, MD has homes in the $100K price range, and all the way up to $700K, a few extra sales in the lower price ranges affect the median and average sold prices.
Days on the market compared to October 2011 showed a pretty large increase of 41%…not particularly good news for sellers. The average for November is close to four months now.
Moving forward, this is a pretty interesting chart. In November, 2011 the pending contracts outpaced new listings. Pending contracts is an early indicator of future performance. The more pending contracts, the more sales in the coming months. With pending contracts up, and new listings down, this is an indication that the Crofton, MD inventory will shrink. Good news for current sellers, and a great motivator for buyers to get off the fence.

Crofton MD Real Estate–Homes for Sale in Crofton, MD, 11/23/11

Crofton, MD continues to remain a destination community for buyers relocating into the area. This shouldn’t be a surprise since Crofton has excellent schools, a fantastic location, and a decent selection of single family homes, townhouses, and condos in all price ranges.

Buyers shouldn’t wait too long though since the number of listings has now dropped below 100, for the first time in a while. Despite that, there are still quite a number of opportunities for buyers to grab a deal on a Crofton home, while interest rates are still low.

Crofton MD Real Estate–September Market Statistics

I can tell you that Crofton REALTORS® are trying to figure out what’s going on with the real estate market in the last two months. No, we don’t always have the answers. After a great start to the year, the market seems to have stalled, especially when viewed by the declining market in August and September sales in zip code 21114.

With interest rates still very low for qualified buyers, and prices in Crofton now at an affordable rate, throw sellers willing to negotiate into the mix, and you’ll understand why the market activity numbers are puzzling. September was down -33% from September of last year, and down 24% over August 2011. What’s going on?

If I had to put my finger on it, I would say that buyers are fearful of the economy in general. Buying a house is going to be one of the largest financial transaction they’re going to make in their lifetime, and the general economic malaise that has been suffocating the country is still here. Crofton, MD, and several other communities, are being affected by larger economic issues. Those too will pass.

One positive indicator is pending contracts. While they aren’t trending up, they aren’t trending down either. From the looks of it, we’ll be sliding sideways in market activity as we go into the Fall and Winter months.

As you know, when sales goes down, other indicators take a hit as well. The median price is down slightly, and the average days on the market has jumped. These indicators generally track pretty closely with sales.

Buyers, I hope you can see an opportunity to get into a great Crofton, MD house before competing buyers make the connection.

When the lights are out in Crofton, it automatically becomes a four way STOP.

In the aftermath of Hurricane Irene, power is out in some Crofton locations. It’s pretty hard to get fast food right now, and that’s probably a good thing.

One of the safety issues is the fact that traffic lights are out sporadically around Crofton. When a traffic light is out at a crossing, it becomes a serious safety issue. This is a light at a busy intersection where a County road intersects with a local road. The County road is pretty busy and many drivers come barrelling down without even giving a thought to stopping at the intersection.

It doesn’t matter whether you’re on the busy County road, or the local road, when a traffic signal is out, everybody is supposed to come to a four way stop, and then fight it out to see who proceeds first.

I went by this intersection earlier this morning, and all I can say is it’s an accident waiting to happen. Crofton residents beware, and be safe.

Hello blistering heat

July and August like weather has hit Crofton, MD…and it’s only the first week of June. Today it’s already 95 and tomorrow is scheduled to be even hotter.

Air conditioners are buzzing, and plants are drooping.

If you have to be out in this weather, please be sure to take precautions. Keep hydrated, and make sure exercise is kept to a minimum. I know how inviting it is to exercise on Crofton Parkway because I live there. Today, however, it might be more prudent to wait until the sun goes down.
